Recent clients
Imogen explained every line of the contract in plain English. The fee on the first page of the quote was the fee on the last invoice.
Our chain had five links and one fell over twice. Aisha rang every time something moved, usually before I had thought to ask.
Remortgage done in nine days. I sent four documents and signed twice. That was the whole job.

Questions we get asked
Cannot see yours? Ring 0114 496 0142 and ask for a conveyancer, not a salesperson.
You pay for the work we have done up to that point, and nothing else. We never charge a "cancellation fee". Disbursements already spent, such as searches, are paid at cost. We will tell you the figure before you decide to stop.
Most purchases complete in 12 to 16 weeks from instruction. A chain, a leasehold flat or a slow council search can add weeks. Cash buyers with no chain can be faster. We give you a realistic date in your first call and update it whenever it moves.
The law requires every conveyancer to confirm who you are and where the money comes from. It protects you from fraud as well. We do the ID check online in about five minutes. For funds, a bank statement and, if relevant, a gifted deposit letter is usually enough.
Our fee is fixed by the price of the property, and you get it in writing before you instruct. It changes only if the job changes, for example a leasehold flat turns out to need extra work. We tell you first and give you the new figure in writing.
Ready when you are
Send your details and the agent's memorandum. A named conveyancer rings you by 5.30pm the next working day with your fixed fee in writing.
