Big enough to be a workplace by day and a den by night. At about 14.7 m² inside it sits just under the 15 m² Building Regulations line, so it stays simple.

Every room
What comes with all four.
- Electrics pack. Armoured cable from your house consumer unit (up to 15 m), 6 double sockets, dimmable LED downlights, two data points, a wall heater with timer, and the certificate.
- Insulation. 100 mm in the walls, 150 mm in the roof, 100 mm under the floor.
- Glazing. Double-glazed, argon-filled aluminium frames in charcoal, with locks.
- Foundations. Galvanised ground screws or adjustable pads, so no concrete slab and little digging.
- Interior. Birch ply lining finished in matt hard-wax oil, and a larch-effect floor.
- Guarantee. Ten years on the structure, two on fittings, certificates handed over on the day.
