Calculators
What could I borrow, and what would it cost?
Three calculators, no sign-up. They show what lenders typically look at, so you walk into the call knowing the shape of the answer.
Illustrative only, not advice. Real offers depend on your credit history, the lender and the property. Your home may be repossessed if you do not keep up repayments on your mortgage.
These calculators need JavaScript. Without it you can still read how each one works below, or book a call and we will run the numbers with you.
How much could I borrow?
Most lenders offer between 4.0 and 4.5 times your annual income, less what you already pay out each month.

5.5 times income is only offered by some lenders to higher earners (illustratively, a household income of £75,000 or more), so it is not shown here.
What would it cost each month?
Pick a loan, a rate and a term. We show the payment and what happens if rates rise by 3 percentage points.
Interest-only: your payments cover the interest but none of the loan. You would still owe the full amount at the end, so you need a credible plan to repay it. Think carefully before choosing this.

What does my deposit do?
Loan to value (LTV) is the loan as a percentage of the price. Lenders price their rates in bands, so a little more deposit can move you into a cheaper one.
