How it works
From first call to front door keys.
Three steps, and you know the cost of each before you take it.
A free 20-minute call
We ask about your income, your deposit and where you want to live. We explain what lenders will look at and what could get in the way. There is no pressure and no credit search at this stage.
Today or tomorrowWe search the whole of the market
We come back with two or three options and what each would cost over two years, five years and the full term. We say which we would pick and why, and we put the fee in writing before you pay anything.
Usually within 2 working daysWe stay with you until completion
We submit the application, chase the lender, the valuer and your solicitor, and ring you when something moves. If the plan changes, we change it with you.
Most purchases complete in 8 to 12 weeks

How we are paid
The fee is on the front door, not buried in the small print.
We usually charge a fee of £495, payable on application. The exact amount depends on your circumstances. We also receive commission from the lender.
We confirm the exact figure in writing at the end of your free call, before you pay a penny. If we recommend a lender, it is because the numbers work for you, not because of what they pay us.
What clients say
Plain advice, in their words.
- ★★★★★
We were frightened of the number. Hannah put it on the table in the first ten minutes and it was less scary than the one in our heads. We got the keys in March.
- ★★★★★
Two years of freelance accounts and three banks said no. Threshold found a lender that counted my income properly. They rang me before I had to ring them.
- ★★★★★
Our fixed rate was ending and we had not looked. They moved us seven months early and saved us about £190 a month. The fee was exactly what they said it would be.

Questions we get asked
Before you ring.
Anything missing? Ask on the call, it is free.
How much does it cost to use a broker?
We usually charge a fee of £495, payable on application. The exact amount depends on your circumstances. We also receive commission from the lender. The first 20-minute call is free, and we confirm our fee in writing before you pay anything.
Will talking to you affect my credit score?
Not on the first call. We will not run a credit search until you have seen our recommendation and said yes. When we do, we use a soft search where the lender offers one, and tell you before it happens.
Can I get a mortgage if I am self-employed?
Often, yes. Lenders differ a great deal in how they count sole-trader profit, director dividends and contractor day rates. That difference is exactly where a whole-of-market broker earns the fee. Many want two years of figures, some will look at one.
How much deposit do I need?
Most lenders start at 5% of the price, but more deposit usually means a lower rate. Try the deposit calculator to see which loan-to-value band you land in and what an extra £5,000 would change.
How long does a mortgage take?
An agreement in principle can be done the same day. A full offer usually takes one to three weeks once the application is in, and most purchases complete in 8 to 12 weeks. Chains and slow searches are the usual cause of delay, and we will tell you early if we see one.
Do you guarantee I will be accepted?
No broker can. Every lender has its own rules and decides for itself. What we can do is tell you honestly, before you spend money on a survey or a solicitor, how likely a lender is to say yes.
